A parking lot is the first thing a customer, a tenant, or an inspector experiences about a commercial property, and it is usually the last thing in the maintenance budget. It is also a genuine liability: potholes and faded, unreadable markings are exactly what turns up in a trip-and-fall claim or a fire-lane citation. The good news is that a lot rarely needs everything doing at once. Most lots in Chicagoland need a targeted combination — full-depth repair in the two or three areas that have actually failed, crack sealing everywhere else, a sealcoat, and a fresh layout.

    Plan the phasing

    Which sections close when, where traffic and deliveries route, how tenants and customers are notified, and what happens if the weather moves. Agreed before anyone shows up with equipment.

    Repair and resurface

    Failed sections cut out and rebuilt, cracks routed and sealed, then the overlay where the scope includes one. Compaction done properly on every patch.

    Clean and sealcoat

    Surface swept and cleaned, oil spots treated so the sealer bonds, then sealcoat applied and given its full cure time.

  5. 05

    Restripe the layout

    Layout set out from the survey, then stalls, accessible spaces, fire lanes, arrows, and stencils laid down fresh.

  6. 06

    Walk it with you

    Final walk-through, barricades and cones collected, and clear guidance on when the lot can take full traffic again.

It depends on the scope and how the lot can be sectioned. Crack sealing and striping are quick. Sealcoating needs a cure window before traffic goes back on. Full-depth repair and resurfacing take longer. On most sites we can phase the work so only part of the lot is closed at a time — we will map that out with you before we start.
